It's such a weird take to seemingly not understand that if the President ****s **** up, he's going to get rightly criticized for ****ing **** up. Sometimes he even gets criticized for stuff he didn't do, but that's part of sitting in the big boy chair.

But that ain't the case here.

Trump has no one to blame but himself for illegal tariffs causing price escalation, ICE mall cops mall copping Americans in the face, and letting Bibi drag us into a war with Iran he has no idea how to either win or get out of.

He totally, 100%, owns those failings, and those are the failings that Pubs are going to pay the highest electoral price for in four months.

Yeah rent control doesn't increase the number of winners it just changes who wins.

Long-term renters are the only winners; building owners lose, investors and apartment builders lose, single-family and condo buyers lose.

Affordable housing is a really tough nut to crack and typically the most affordable houses are NOAH units, so I get the temptation to lock down rents for long-term tenants in older properties, but it's not good for the market.

I think the best option from amongst a bunch of mid-to-bad options is government incentives to build more affordable housing.

Of course everyone translates politics into what makes sense in their own backyard. Gun control makes zero sense in the rural west where coyotes are eating your livestock and cops are an hour away, but it makes perfect sense on the streets of Chicago.

Rent control sounds completely stupid until you've lived in Manhattan for a little while and seen how completely broken the housing market really is here. The idea may be problematic, but it's at least rational and trying to fix real problems that affect even the upper middle class in the city who are competing with every oligarch on Earth laundering their money in the NYC market.

How exactly are upper middle class and "oligarchs" competing for the same housing stock? I challenge that notion. What my friends have experienced is that rent controlled apartments significantly drop the housing stock due mainly to succession rights, ie children can get rent controlled apartments passed down to them and maintain the rent control. Therefore they he middle and upper middle class are subsidizing the rent control with their rent increase.

IMO, that's more of an issue than rich people buying apartments and condos marketed to rich people.

I like how you put "oligarchs" in quotes. Anyway, there aren't any green patches in the NYC area that haven't already been developed for 400 years, so it's a zero sum game. The uber-wealthy buyers skew developers into building luxury buildings on any available tear downs at the expense of everyone else, driving down affordable housing stock (and in NYC, "affordable" doesn't mean the same thing it does in Raleigh... it does affect even the "upper-middle" class). And yeah, many high-end units are bought up by foreign shell companies and kept empty as safe-haven assets. And now the problem has moved out to the boroughs as more and more middle-class buildings are being bought up.

I agree that rent control is problematic, and can screw up the market in it's own ways. But viable solutions that attempt to keep the character of the city halfway stable and middle class workers intact within a 2 hour drive are few and far between. I'm sure you'd hate targeted taxes to tackle the problem even more.
