Care to explain or have an article as to why you think this? Ive heard it in other places from people I tend to agree with, but never understood it. I had issues a few years ago competing with them trying to buy a condo and it was a nightmare, so I admit I have some personal bias against those companies purchasing those properties.
Reduced zoning and reduced regulations increase supply and lower prices, not banning institutional investors.
Good luck getting that accomplished at the local level across the country. My issue with the institutional investors is that they have gobbled up all the low to mid range priced properties, which has artificially inflated prices of what used to be considered starter properties. Not to mention every single new build I have seen recently around where I live has been absurdly priced.
Again, thats just my experience. Would love to see some concrete data on all of it to see where it leads.
Make more pie and the prices will stabilize.
I agree in principle, but if a developer builds out a ton of starter homes, the institutional investors are going to gobble them all up. When I was on the market for a condo for my mother in 2021, every single place I put an offer on was outbid by cash offers from institutional investors. I offered significantly more in due diligence than I did on my home and went as generous as I could as a buyer, but it still didnt matter. I dont blame the sellers one bit, but thats why a lot of people cant buy starter homes anymore.
Just because I was curious based on this convo, I pulled up Zillow (I know its not reliable, but I digress) and put the max price on what I paid for my place in 2016 to see what was available in my area. There were five total properties, everyone one of them smaller than my house and not a single one was a stand alone property, all were condos/townhomes.
I dont know what the right answer is, but an individual trying to compete with someone with infinitely more resources/cash than them is never going to work for the individual.
